Draw the conditioned-space boundary
Mark every area you intend to heat and cool. Identify whether the shop, garage, loft, and utility room are inside or outside that boundary. A plan with a conditioned house and unconditioned workshop needs clear details where those spaces meet.
Ask the design team to show the continuity of insulation and air sealing at wall-to-roof transitions, foundations, doors, windows, and penetrations. These connections are easily missed when the structure, insulation, and mechanical work are priced by different parties.
Treat moisture control as a system
The Department of Energy’s home-ventilation guidance links moisture management with water control, air sealing, and ventilation. Insulation alone does not resolve every moisture problem. Roof and window details, drainage, and exhausting indoor moisture all belong in the conversation.
Ask your designer how the proposed assembly handles water and vapor, and which details depend on product specifications or local requirements. Avoid choosing a roof or wall assembly solely because an online discussion recommends one foam or blanket insulation product.
Ask better insulation questions
- What performance is required for each part of this specific building?
- How are gaps, compressed insulation, and interruptions addressed?
- Which air- and water-control layers are shown in the drawings?
- How are penetrations sealed and later inspected?
- What product limitations, protective layers, and installation conditions apply?
- Who checks the work before it is concealed?
Request a written scope using the actual assembly and products. A price described only as “insulation included” is not enough to compare contractors.
Size and coordinate mechanical systems
Ask the mechanical designer to base equipment selection on the planned building rather than a generic rule of thumb. Windows, orientation, enclosure design, ceiling heights, and use patterns all belong in that discussion.
Include ventilation, kitchen and bathroom exhaust, equipment locations, maintenance access, and any separate shop needs. Decide where ducts or other distribution components go before the structural and ceiling layout is fixed. The objective is a coordinated design rather than a last-minute place to fit equipment.
Put the verification steps in the proposal
Ask which inspections, commissioning steps, and performance checks are included, who performs them, and what documentation you will receive. Agree on access to hidden details before they are covered. Photographs and records can help resolve later questions about what was installed.
